Lakeside project with luxury apartments, village market headed to Lake County's Clermont
The village marketplace component of a mixed-use development near a lakeside park is set to see vertical construction begin in downtown Clermont in the coming days.
Clermont developer Darren Johnson's Victory Village mixed-use development will be built on an acre at the northwest corner of the intersection of West Avenue and West Minneola Avenue.
That is where OBJ first reported on the Victory Village plans in 2021.
Johnson already is the owner of Clermont Brewing Co. and the Southern on 8th restaurant in downtown Clermont.
The future new $3 million marketplace will be styled as a wood structure with an equestrian-themed aesthetic, Johnson said, and will open to a courtyard with retro Airstream-styled food trucks. He anticipates having vendors, such as a butcher, in addition to vendors selling cheese, fresh produces and rubs, for instance. There also will be an outside bar serving beer, wine and other beverages.
He said much of the work on the timber for the structure was done in Oregon using a pre-fabrication method and is being shipped here, meaning assembly and buildout should be streamlined.
"It'll go pretty quickly once we get the foundation poured," Johnson said, adding that the marketplace component should be ready by first-quarter 2023.
The project team includes Clermont-based Powell Studio Architecture and Montverde-based Wallace Design Build LLC as general contractor.
The apartments, tentatively named The Residences at Victory Village, will be a joint venture with Adam Wonus and his Orlando-based Atrium Management Co.
Wonus told OBJ the 25 units will be larger than is typical and will capitalize on the project's proximity to the waterfront and the running and biking trail that runs along it.
"The whole scene there is unbelievable," Wonus said. "Our small apartment community could be a really cool addition."
The multifamily component is expected to break ground by Jan. 1 and be completed sometime in 2024. A cost estimate is not yet available. Powell Studio Architecture will be involved in this project.
For Johnson, the two-in-one project will mark another investment in Clermont's downtown corridor, in addition to his brewery, restaurant and nearby woodhouse day spa being constructed.
